The following is a breakdown of typical utility bills in Cyprus, including typical levies, expenses, and other details.

Sewage and water connections

Payment for cold water in Cyprus is metered and based on usage. The total cost includes a tiny fixed charge. If you use less water, you’ll pay a lower rate. However, the rate increases significantly after the first 120 cubic meters are used over a period of 4 months.

Additionally, water heating must be handled on an individual basis because Cyprus lacks a centralized hot water supply.

Electricity

The price of electricity in Cyprus is competitive with other European countries. For home use, you can select from the following two tariffs;

  • Energy is priced at a fixed rate regardless of the time of day.
  • Double rate when energy is cheaper at night than during the day.

A typical monthly energy bill for a family of four is around 50-60 euros. In contrast, the typical monthly expenditures of a family of four in a large residence rise to about 140 euros. Telephone service and internet access

Cyprus has several well-known internet service providers, with MNT, CYTA, and Primetel among the more prominent ones. You can check the current pricing plan on their company website. The combined cost of a landline phone, digital television, and Fast Internet access is around 40 to 50 euros per month according to the selected provider and plan. Although these estimates are based on averages, the actual expense will depend on the consumption patterns of the specific individual(s) or family(s) involved.

Common area maintenance costs

If you own a unit in a residential complex or townhouse and it has a swimming pool or a garden, you can expect to pay for things like the services of a gardener and a cleaning crew, as well as the cost of power to light the building and maintain the elevators and landscaping. These costs rarely go above €80-€100 per month and might be as low as €40–€50 if there is no garden or pool on the property. On high-end projects the common costs can be much higher due to other services that are provided.

Other associated costs

The municipal fees for trash removal and sewerage service total anywhere between 100-200 euros per year per residence depending on the project and local municipality. Some local governments may impose a fee to fund infrastructure improvements.

Insurance cost

All losses resulting from earthquakes, fires, and even robberies are covered by property insurance. Each year, the premium will amount to about 0.16 percent of the total sum insured.
